Hey everyone, today I want to talk to you about something near and dear to my heart: pricing your home.

Pricing a home is an art form. You want to be able to get the most money possible, but you don't want to jack up the price on your home, because that's when it won't sell. What you really need to think about when you're making the decision is what the market conditions are like. Based on these conditions, we know the correct route to take when it comes to pricing your home. 

Let's run through a few examples of how we would price your home in various market. If we were in a hot seller's market, this is when we would push your price to the highest level, to get you the most amount of money while buyers are out there competing for the best homes.  If we were in more of a neutral or transitional market, we would price your home a little bit lower than comparable ones, so buyers see the value in your home, and in turn, give it more interest. If our market was dead and homes were struggling to move, we would price below the comparables so when buyers are out there, they are looking at your home for value and know they are getting a good deal. 

Buyers always want a good deal when it comes to buying a home, and making sure they get that deal is a matter of perception. If we give the perception of value for your home over the competition, you'll win every time.

We always love bringing you the latest real estate market information in and around Danville, but today we want to try something different. One of our favorite towns is Pleasant Hill, and they have some spectacular community events coming up. We wanted to tell you about them today, so you have time to put them in your schedules in the upcoming months!

So, what do people do in Pleasant Hill? Well, on a weekly basis you'll be able to find local farmers markets and all the little events that pop up with that. You will also find an event called "Off the Grid," where a bunch of food trucks roll in and proceed to light off flavor bombs in everyone's mouths. Off the Grid takes place on every Wednesday night from 6-9 pm and on Sundays at the farmer's market.
 

How about community events? For starters, we have the Art and Wine Festival and the Beer and Blues Festival this summer. Also this summer, there will be a monthly movie in the park, as well as music in the park. Can't get much better than that.

People in Pleasant Hill know how to enjoy the outdoors as well. In addition to community clean up days and camping in the park, we have the Christmas festival, 4th of July festival, the Easter egg hunt, and the Trunk-or-Treat Halloween party.

Today we are going to talk to you about something other than housing. A lot of people have been asking us about this lately, so today we want to share with you exactly all the things there are to do right here in Danville. We'll share with you some sure-fire crowd-pleasers, as well as some of our favorites. Let's get to it.

Pete's Brass Rail
One of my favorite places for some food and a beer is Pete's Brass Rail. This is where everyone goes to hang out downtown and a place you won't regret going to. Join the beer club, and indulge in some deliciously decadent food and drink.

McGah's Pub and Piano
This is another one of our favorite places. They have a great family environment on the weekends, and we could eat there every meal. If you're feeling energetic, stay for the dueling pianos in the evening, it's always a great show.

Fresh & Easy
If you love great food, but want to eat clean and healthy, Fresh & Easy is the place for you. They make the food for you, all you need to do is stick it in a pot or in the oven and boom, you're done.

Blackhawk Auto Museum
The Blackhawk Auto Museum is a truly remarkable place. There are so many beautiful, wonderful rare cars there for you and the whole family to see. The cost is low, and there is a car show every Sunday, right in front of the museum!
