As a Bay Area real estate expert, people come to me with a lot of questions. For instance, here’s one of them: Is it important to get a pre-listing home inspection? Many sellers don’t like spending the money on these inspections because typically it is the buyer’s responsibility to take care of all the inspections they deem necessary.
However, we recommend that all of our clients get a home inspection, as well as a roof inspection, termite inspection, or anything else your property needs. Get them up front so you can disclose everything to an incoming buyer.

These inspections will cost around $1,000 or less depending on the size of the home. However, you will end up saving tens of thousands of dollars. If you disclose everything upfront and provide the inspection results to the buyer, they can’t turn around and demand a $20,000 price reduction because something is wrong with the property that wasn’t disclosed.
A pre-listing home inspection prevents the buyer from beating up on you at closing. If you cannot afford a pre-listing inspection, we understand. We will disclose as much as possible in order to protect you at closing. If you can afford it, it’s the best way to go because buyers will go in with their eyes wide open and you are covered as a seller.
