What do you do when you’ve found two great properties? How do you decide which one to pull the trigger on?
When it comes down to two homes that basically have everything you need, you need to start prioritizing which features you need, and determine which features you might be willing to live without. Real estate is a long-term play, so you don’t want to purchase a property that doesn’t have everything you absolutely need.

You need to take into account what you plan to do in the future when choosing between two homes. If you’re thinking about starting a family, you should probably buy the home with an extra bedroom. If you have a bum knee, maybe you should stick with a single-story home instead of a two-story one.
Another thing to consider is new construction. What does your lifestyle look like and where do you want to be? Do you want to be in a newer community where you have everything nice, new, and shiny? Or do you want to be in an established neighborhood with more mature landscaping and homes?
If I was going to make this decision, I would go with a single-level property with a larger lot because these types of homes have better resale value. Of course, everyone has a different opinion on this, and every homeowner has different needs. The main thing you need to do is sit down with your spouse and figure out your priorities. Your agent can’t pick the house for you - it’s up to you to pull the trigger when deciding between two great homes.
